A quiet property, clean, great location glad to have outlets. The staff are accommodating and polite, and the atmosphere is quiet. The room is clean and impressive with an excellent view and massive balcony, for example. The cost is usd 1226. Thanks a lot guys for the service!

The room at Yak Guesthouse was cozy and comfortable, with a tiled floor and air conditioning that made it feel really chilled. I loved the satellite TV that kept me entertained, and the private bathroom with shower facilities was a nice touch. The balcony was a bonus too, perfect for enjoying the view!
Personally, I found the cable TV in the room a bit unnecessary, but hey, some people might enjoy it.

The Yak Guesthouse exceeded our expectations. The futon couch was comfortable, and the balcony offered amazing views of the street. We enjoyed watching the spectacular New Year's Eve fireworks from the top floor. The room was clean, and the bathroom met our needs. The staff were friendly and helpful. The location was ideal, close to Thae Prae Gate and the north end of the Old City. With great restaurants nearby, such as the Cat House, we had a fantastic dining experience. We would definitely stay here again.
We felt more than at home during our stay at the Yak Guesthouse. We have no complaints whatsoever.

The bar was a lifesaver, it helped me survive my stay. The tour desk was a great way to plan my escape. The massage services were the only thing that relaxed me after dealing with everything else.
The free public parking was "possible" in the sense that you might find a spot if you're lucky enough to survive the chaos.

Rooms were clean with basic facilities available. Great location, within walking distance of local markets, night bazaar, and old town. Bed was comfortable, allowing for a good night's sleep. Owners were extremely friendly and helpful. Loved the balcony with its amazing view of the street and fantastic fireworks on New Year's Eve. Staff were great, always ready to assist if needed.
Some minor maintenance issues in the room, such as peeling wallpaper and window locks not fully functioning. Towels had yellow spots and hairdryer tip was melted.

The location of the guesthouse is great, with easy access to the old town and the night bazaar. The room was spacious and comfortable, equipped with a fridge and kettle. The balcony facing the street provided a nice view.
The staff seemed cool and unwelcoming upon arrival, and there were some issues with cleanliness and maintenance in the room.

My room at Yak Guesthouse was very spacious, clean, and comfortable. I particularly enjoyed the balcony that faced the street, giving me a nice view. The quiet nights allowed for a peaceful sleep. The amenities, such as the fridge and kettle, were convenient. Considering the price, my stay was reasonably valued.
One drawback was the mix-up with my reservation. They overbooked me and had to move me to another guesthouse, which was dirty and not safe for a solo female traveler.

The location was convenient, near Tha Pae gate, and the breakfast, though limited, was cooked to order and tasty. The bed was comfortable and there were plenty of sockets.
